1. What we provide

TitleSnap AI provides a public records lien search: a research report listing documents and records we located in publicly available county clerk, district clerk, tax office, appraisal district and similar online indexes for the property and/or owner name you provide, together with copies of the records we located when included in your report type.

2. What we do not provide

Our reports are not title insurance, an abstract of title, a title commitment, a title opinion, a survey, or legal advice. We do not examine, certify, insure or guarantee title, and we do not state whether any property's title is marketable, insurable or free of encumbrances. We are not a title insurance company, title agent, escrow officer or law firm.

3. Limits of public records

Public indexes can be incomplete, delayed, misindexed or offline. Documents may be recorded under name variations or legal descriptions we could not match, and some matters (for example unrecorded liens, pending recordings, certain federal or municipal claims, boundary issues, and rights of parties in possession) never appear in online records. Our report reflects only what we located through the sources and search dates stated in the report.

4. Your responsibilities

You are responsible for providing an accurate address, county and (optionally) owner name, and for obtaining title insurance, a title commitment or an attorney's opinion before relying on title for any purchase, loan, bid or other transaction.

5. Turnaround

Standard orders target delivery by the end of the next business day. Rush orders placed by 12:00 noon Central Time on a business day target same-day delivery. Turnaround times are targets, not guarantees, and depend on the availability of county systems.

6. Fees and refunds

Prices are shown at checkout. Certified copies are billed separately at the county's cost plus a handling fee. If we cannot complete a search (for example because the address cannot be located), we will refund the fee for that report.

7. Limitation of liability

To the fullest extent permitted by law, our total liability for any claim arising from or related to a report or our services is limited to the fee you paid for that report. We are not liable for indirect, incidental, consequential or lost-profit damages, including losses from any purchase, bid, loan or other decision you make.

8. Use of reports

Reports are for your internal business use. Please don't resell or redistribute them as title products.

9. Governing law

These terms are governed by the laws of the State of Texas. Venue for any dispute lies in Harris County, Texas.
